The Southern Zone of Costa Rica is magnificent. On the Pacific coast, the forest meets the ocean. Rainforest-covered peaks roll down to sandy beaches and rocky points. Much of the land is held in national parks and reserves. It’s rich in wildlife. Brilliant scarlet macaws fly overhead. Wild cats prowl the dense forest. Giant whales frolic in the warm ocean.

Bright sunshine sparkles on the green jungle canopy. It’s dry season, with low rainfall and warm beach weather. Even the ocean’s a balmy 85 F—great for swimming.Natural beauty is important to us. The Southern Zone is an area that more and more tourists are discovering. But it’s still off the well-worn tourist path. There aren’t any mega-hotels. The biggest hotel only has 30 rooms. Homeowners here can command top dollar for a nicely furnished, well-equipped home.
But the big story in the Southern Zone is the Path of Progress. For 50 years, a new road was promised to make it more accessible. For decades, the road never happened. Getting to the Southern Zone was a challenge: an off-road adventure. When you got to some of the river crossings, there weren’t any bridges. You headed out into the water, hoping you wouldn’t sink or get washed away. It wasn’t for the faint-hearted. And it kept most tourists and property investors away.
So, while tourists flocked to parts of Costa Rica that were much easier to get to, and started to buy second homes—triggering a property boom—the Southern Zone stayed serene, untouched by over-development, and free of cookie-cutter communities and high-rise towers.
The biggest upside to staying off the beaten track for so long is that property prices stayed low…much lower than you’d expect for a place so beautiful. You can see the difference a road makes in the town of Manuel Antonio, the last major stop on the journey south before you hit the Southern Zone.
Until 2010, the road ran out at Manuel Antonio. That kept the Southern Zone hidden…secret. Today, a smooth coastal highway takes you from Manuel Antonio to the heart of the Southern Zone. And that’s where we’ll find the best real estate opportunity.
The big opportunity in Manuel Antonio was a decade ago. Those who got in early made a killing. Today, it’s home to fancy eateries and multi-million dollar homes in the hills around town.
The Southern Zone isn’t some remote, amenity-free outpost. There are little beach towns, nice restaurants, farmers’ markets, and a modern hospital. There are lots of real estate projects, too, with varying degrees of success. There’s only one I’d recommend you buy. That’s Pacific Lots.
