New roads are slated for the area linking up with the country’s shiny new highway network that puts Nicaragua’s main northern cities of Leon and Chinadega just 85 minutes and an hour and 50 minute drive away respectively. This is also the final frontier of a bigger Path of Progress story.

We can buy frontier with reasonable infrastructure and without frontier risks.

Tourism is a big deal for Nicaragua. And a big part of their development initiative. Northern Nicaragua has it all. You can surf (kite or board), ski on a volcano, take your yacht from Nicaragua’s only full-service marina, or hike in one of the many nature preserves. The problem was getting here. Now the government are building roads. Adventurers and pioneers are coming from Europe and North America to service the tourists.

Because the perception of Northern Nicaragua as backward, dangerous, and unwelcoming to foreign investors still persists, few know that it’s a rich agricultural country with vast natural resources (mostly geothermal) and tourism potential.

And I found some killer real estate deals here when I visited. Like a nine-acre, ocean-view farm, close to a marina for $165,000. Or 17 acres of stunning ocean-view land for as little as $275,000. Or, if you want something already built, $155,000 buys a cute little bungalow on four-and-a-half acres in the same area.

As I said, I see big opportunity here for those who get in first.
