Belize packs a big punch in a small package. Because it’s one of the smallest countries in Central America (just a couple of hours south of Cancun along the Caribbean Sea), it’s easy to explore in a short amount of time. Corozal is another well-established seaside community, and real estate prices here are much less than what you will find in other areas of Belize. And it rains less, too. Plus, it’s just across the border (an easy crossing) from Chetumal, Mexico, where you’ll find great shopping and excellent healthcare.
Inland, the Cayo District—known as Belize’s “breadbasket”—is appealing for its wide-open spaces, fertile farmland, and freshwater rivers for canoeing and tubing.

This is an average monthly budget for a retired couple living in Belize’s seaside Corozal district.
Of course, costs will vary according to your personal circumstances and where you choose to live. You can expect to spend about $1,000 more each month if you choose to live on the tourist-popular island of Ambergris Caye and maybe $500 more per month to live in seaside Placencia. You could spend, on average, about $500 less if you choose to live in the Cayo district or in the southern oceanfront town of Punta Gorda.
And you might reduce your costs even more. For example, if you pay outright for your home you won't have housing costs beyond some maintenance and upkeep. You may not need cable TV. You may or may not want a car. You may go out more often…or go out less…
But the point is: Belize is an exciting, fun, stunningly gorgeous place to live…and the cost of it all can be quite low indeed.
What About Real Estate Prices?
Fortunately, the costs of real estate in little Belize haven’t quite caught up with the rest of the world…especially considering its jaw-dropping scenery and overall appeal. All examples here are in US dollar prices.
- A cute three-bedroom home near the sea and just outside Corozal town, with local mahogany cabinetry, a brand new kitchen, and a shady porch for relaxing, overlooking the lush garden, is selling for just $79,900.
- On Ambergris Caye (arguably Belize’s top tourist destination) where you’d expect higher prices, you can find condo prices starting at just $95,000. A gorgeous new one-bedroom Oceanview condo is selling for $149,000. Or go upscale with a 2,000-sq.-ft 3-bedroom waterfront home—with a boat slip and luxuriously furnished down to the best quality linens—selling for just $379,000. Try finding that elsewhere in the Caribbean.
- In trendy Placencia, a three-bedroom home right on the water has been newly remodeled, with gorgeous Mahogany accents and floors, and a perfectly-situated boat dock right out the front door. This house comes fully furnished and seller financing is available. Price? An amazingly low $299,000.
- In the Cayo district, too, there are bargains to be had, such as a cozy 3-bedroom raised bungalow with wood floors, a wood vaulted ceiling, and a shady veranda all the way around the house. On 6-mile Vaca Lake in the foothills of the Maya Mountains, if you love kayaking, canoeing, hiking, bird watching and adventure, this property is for you. And so is the price at just $99,000.
