P.S. I expect that once our Punta Laguna community is established and word is out, we’ll see gross yields of 14.8% renting short term. That’s based on a very conservative estimate of annual occupancy of 50% and $200 a night. The fact is that Playa has no low season anymore. For years I’ve watched as the high season became longer and longer. Now the season is just different levels of high. On every visit my team and I make Playa is super-busy, and our condos at Punta Laguna in Corasol are the ideal rental for many people.
Rent long-term to one of the many retirees, digital nomads, work-from-anywhere families. I think $2,200 a month is fair, and conservative for a gross annual yield of 10.71%.
I told you last week that one my team had dinner recently with a rental manager in Playa del Carmen. He told my guy: “Playa no longer has a low season. Before it would dip after Easter but now that’s no longer the case. Most of the renters are remote workers nowadays. They come all year around. They don’t care about the seasons.
