Dear Reader,

Read my full deal briefing on our latest RETA-only opportunity right now.

When I open this deal in just a few days it’s going to go extremely fast. Opportunities to own best-in-class real estate in a unique luxury community like Punta Laguna at Corasol do not come around often…

In fact, they never come around at our RETA-only price.

***I Expect Gains of $153,600 Just Three Years After Delivery**

Every condo is a screaming RETA deal…

  • Our RETA-only price for a two-bed condo goes from just $246,400 to $296,400. (Prices increase as you go higher up the building.)
  • I figure that $246,400 condo will be worth $400,000 just three years after delivery.
  • That’s a gain of $153,600. And it’s a highly conservative prediction based on our track record of uplifts on the Riviera Maya and in Corasol.
  • We also have a handful of three-bed condos from $296,600 to $318,600, ideal for longer stays, families, or turning one room into an office for the work-from-anywhere set.
  • The developer is offering 10-year financing to us as well.

Wishing you good real estate investing,

P.S. I expect that once our Punta Laguna community is established and word is out, we’ll see gross yields of 14.8% renting short term. That’s based on a very conservative estimate of annual occupancy of 50% and $200 a night. The fact is that Playa has no low season anymore. For years I’ve watched as the high season became longer and longer. Now the season is just different levels of high. On every visit my team and I make Playa is super-busy, and our condos at Punta Laguna in Corasol are the ideal rental for many people.

Renting short term is one straightforward strategy given the number of property managers to choose from in Playa and the premium-level quality of our condos and community. But you could also rent longer term…thousands of people are moving to Playa and enjoying its vibrant expat scene.

Rent long-term to one of the many retirees, digital nomads, work-from-anywhere families. I think $2,200 a month is fair, and conservative for a gross annual yield of 10.71%.

I told you last week that one my team had dinner recently with a rental manager in Playa del Carmen. He told my guy: “Playa no longer has a low season. Before it would dip after Easter but now that’s no longer the case. Most of the renters are remote workers nowadays. They come all year around. They don’t care about the seasons. The seasons don’t mean as much anymore. Easter and Christmas are just cream to people who are renting now.”
