It’s a warm and sunny 75 F here in the Riviera Maya. The Caribbean Sea is the perfect shade of turquoise. It’s a great time of year to visit…just like it was in January and December when I also visited. (Our opportunity is so strong here right now that I need to have boots on the ground that often.)

On this trip, you’ll stay in the heart of the Riviera Maya, an 80-mile stretch of coast that’s golden with opportunity. It’s a beautiful spot: The quintessential Caribbean. Warm waves wash up on palm-fringed beaches. Your feet sink into sand that’s cool underfoot and soft as powder. There’s a coral reef offshore where you can swim and snorkel. An underground network of caves and rivers attract divers and adventurers.
And there’s so much more. Travel down this coast from the international airport at Cancun and your first major stop is the beach town of Playa del Carmen. It started as a fishing village a few decades back. Today, it’s a thriving beach city. Playa is where folks come for a fun night on the town.
Further down the coast, Akumal draws in foreign tourists and locals alike. You can swim with sea turtles, snorkel in the clear waters of an inland lagoon, or enjoy a fresh seafood lunch.
The last stop on the Riviera Maya is the town of Tulum. This has an eco-chic vibe, pulling in backpackers and wealthy socialites. The beach here is beautiful and the beachside bars and boutique restaurants offer excellent alfresco dining, in some cases right on the sand.
When I first came here 12 years ago, almost nobody I knew had even heard of the Riviera Maya. But, today, it’s fast gaining a reputation as a tourism hot spot. It’s come full circle, from its early days as an unknown hideaway, to the kind of place that’s on the lips of chic vacationers and celebrity trendsetters.
So much so, that it’s getting harder to find a place to say here. Right now, there’s practically no room at the inn. This time of year is busy on the Riviera Maya. We’ve just had Easter week. It’s a big celebration in Latin America, on a par with Christmas. During Easter week, Mexicans like to go to the beach with family and friends. They account for around 30% of tourist numbers on the Riviera Maya over Easter. The remaining 70% are foreign visitors.
Hotels were operating at 90% occupancy over Easter week. Many were full, and expect to stay full right through the first part of April.
At one time, accommodation was scarce on the Riviera Maya during peak season, from late November to March. But peak season has been getting longer and longer. Now it feels like it runs from November to May. More hotels are being built. But they can’t seem to keep up with demand. And many visitors here prefer the idea of renting a home to get more space and privacy than they would in a hotel.
Visitors come first for an all-inclusive vacation. They return for a whole different type of experience. This stretch of coast is so strong for owning a short-term rental. It needs to be the right kind of rental, of course. One that matches what visitors want. They’re looking for easy access, convenience, comfort, and amenities on their doorstep.
